Labor Shortage Contributes to Housing Affordability Crisis in the U.S.

Builders in the United States are facing a significant labor shortage, which is impacting the housing affordability crisis. The construction industry lacks enough skilled workers to meet the increasing demand for housing, leading to longer construction times and rising costs. According to Jim Tobin, president and CEO of the National Association of Home Builders, the industry is short approximately 250,000 workers each month, with the gap having reached as high as 400,000 jobs in the past. A report from the Home Builders Institute and the National Association of Home Builders estimates that builders will need around 723,000 new workers annually to address the current housing gap of 1.5 million homes. This shortage is extending construction timelines by nearly two months, inflating costs and delaying project completion. Tobin emphasized the need for immigration reform to help fill the labor gap, as many construction jobs do not require a four-year college degree and can offer stable, middle-class careers. Currently, immigrants make up about one-third of the homebuilding contractor workforce. Tobin urged lawmakers to modernize immigration laws to create legal pathways for workers and expand visa opportunities for those seeking jobs in construction.
